Reviving industrial lands into sustainable affordable housing

Peel Region is bringing new affordable housing to Port Credit’s waterfront revitalization mega-project.

A former industrial site is transforming into a visionary new neighbourhood district on the shores of Lake Ontario in Port Credit.

Peel Region partnered with developer FRAM Building Group to design and build Credit River Way, which serves as the affordable housing component within the larger Brightwater community.

Affordable housing designed to be sustainable and energy efficient

Credit River Way is a seven-storey rental apartment building with 150 units. Sustainability is a core aspect of its design, said Marwan Kassay, Project Manager, Housing Development at Peel Region.

“This project reflects our dedication to staying at the forefront of sustainable design practices and ensuring cost-effective, energy-efficient developments that benefit both the community and the environment,” he said.

Integrating innovative energy-saving features

While designing Credit River Way, Peel Region collaborated with sustainable building experts from the Savings by Design program. Key priorities in developing the project included airtightness of the building envelope, ventilation and heating upgrades, plus an innovative solar wall that preheats make-up air.

“We found the opportunity for interdisciplinary discussions most valuable,” said Kassay. “It allowed us to explore innovative ideas and strategies for achieving our sustainability and energy efficiency goals.”

Discover what's possible with free sustainable design assistance

Savings by Design offers free design expertise, energy modelling and financial incentives to help you design and build affordable housing that saves energy, lower emissions and costs less to operate.

To participate, your organization must have received financial assistance, past or present, from a government program aimed at increasing affordable housing. Shelters, hostels and transitional housing also qualify, as well as privately owned multi-residential buildings with a minimum of 30 percent affordable units.

How it works

No-cost integrated design process workshop

In this free full-day workshop, your team will strategize with sustainable design experts to maximize your project’s energy and environmental performance.

$7,500 technical assistance incentive

This financial incentive helps offset any consulting fees from your design team for time spent attending the workshop.

Up to $120,000 energy performance incentive

Based on the energy performance of the completed housing project, you could be eligible to receive financial incentives for each unit, up to $120,000 per project.

Maximum potential incentive is $120,000 per affordable housing project, based on number of affordable units and as-designed and as-built energy performance (at least 20 percent above Ontario Building Code). Projects must be located in the Enbridge Gas service area. HST is not applicable and will not be added to incentive payments.
